Flooding

The standard home insurance policy does not cover flooding. And you don’t even need to live near a river, creek or body of water to suffer flood damage. Heavy rains and other damaging storms are more regularly occurring and common, especially in areas not normally prone to flooding. Water pooling in the backyard from excessive rain can leak into your home and cause flooding. Are you prepared for this? A handful of home insurance companies provides a flood coverage endorsement/rider. Most do not. FEMA has a flood insurance program and we can write them as a separate policy to provide some flood protection for you.

Personal Umbrella:

As your older neighbor comes over to say “hi” your super friendly dog runs out and jumps on your neighbor, knocking him over and hitting his head on the sidewalk and you are now responsible for paying for those injuries and lengthy hospital stays. You could be out skiing and accidentally hit someone else who ends up striking a tree, shattering his vertebrae, collapsing a lung. The other skier’s hires an attorney and finds you financially responsible for half a million dollars. You’re doing everything right backing out of the grocery store parking lot as a young family walks out of the store. Even though dad tells the kids “stay with us” inevitably one darts out and you hit the child with your car. The dad looks at you and states “I’m going to sue you for all you’re worth.” Would you have enough money saved to cover your defense costs and legal financial responsibility? An umbrella is an inexpensive – and excellent – tool to help protect your finances. In addition, the liability umbrella policy provides extra liability coverage over both your home and your autos, as well as rental properties if you have any.

Loss of Use

Whether you can’t live in your home for a short period of time or long term due to unexpected damage, such as a lightning strike, a kitchen fire, a water pipe burst or even a total loss like a wildfire, you may need to live elsewhere till you can move back into your home. If you must live elsewhere you will incur additional living expenses (food, lodging, daily needs, etc.) until your home is repaired or rebuilt. Some companies monetize this coverage while others say “12 months” or “24 months.” If it’s monetized, ensure the coverage would last you 24 months living in a place comparable to what you’re used to. If it’s not a monetized coverage, make certain it’s the maximum coverage available of “24 months.” You never know.

Dwelling

takes care of the structure of the home. Insurance companies try to be competitive, which can sometimes mean coverages aren’t as strong as they should be leaving homeowners underinsured. Consider the Marshall Fire of 2021. Whether it’s a fire, water pipe bursts, pipe freezes, lightning hits the home, tornado, weight of snow or ice causes damage, the wind blows your tree onto your roof or even hail destroys the roof, the dwelling coverage is there to repair or sometimes replace the structure. While each insurance company has its own “reconstruction cost estimator,” they aren’t always 100% accurate to your specific home. You want to review and ensure that the dwelling coverage is adequate. Rebuilding can sometimes cost more than what is estimated, as inflation, increase of materials and labor costs can all contribute to higher repair or rebuilding costs. The “extended dwelling coverage” provides additional money in case it would cost more than anticipated to rebuild. The companies we work with offer 50% or 100% extended dwelling coverages that are above the industry standard, giving you some peace of mind. Make certain your claims settlement on your home is “replacement cost,” not “actual cash value” or even “functional replacement cost.” We write replacement cost. For the roof, many companies have gone to a “roof replacement schedule,” which basically means actual cash value. Be sure to understand your roof claim settlement and deductibles.

Building Codes

Do you think your home is current with all the building codes? Counties are always adding new codes for newbuilds and rebuilds that can be costly, exceeding $100,000 in many Colorado counties. Some examples of why you need this coverage: upgrading to higher efficiency insulation, some counties require EV charging stations in each bay of your garage, the home needs a solar panel system, upgrading all wiring, the plumbing, replacing gas with electric. Even replacing your roof can require extra money for new roofing codes. Without this coverage you’d be paying out-of-pocket. Our companies offer above-industry standard (10%) levels of at least 20% and can even go up to 100%.

Special Personal Property

How important is that $5,000 wedding ring, or $25,000 Rolex watch, or $2,000 earrings, or that other jewelry you have? Or stamps, coins, artwork or other special collectible items that either appreciate in value or retain their value. Did you know that home insurance policies have certain limits of coverage for personal belongings such as these (usually low coverage such as $1,500 or $3,000 for jewelry, depending on the carrier)? If you have any of these items you’ll want to consider a “personal articles policy” that covers these items with a low or no deductible, covers stones falling out, mysterious disappearance or even breakage.

Guest Medical

If someone is injured on your property due to tripping on a hose, losing footage on your deck or stairs, your dog or cat bites your mailman’s hand, or a neighborhood kid is hurt playing a friendly game of football, you may be found responsible for paying for the medical expenses of going to the urgent care or emergency room for treatment. These typically are for less serious injuries and can help avoid larger liability claims against you.

Trampoline/ Pool

While it can be fun to have a trampoline and/or pool in your hard both carry a higher degree of risk of injury or other serious risks, and some insurance companies exclude liability from one or both of these so be certain you check your policy.

Personal Liability

If a smaller injury becomes a more expensive venture, or someone slips and falls while on your property, or your big tree blows over onto the neighbor’s house and damages it, you and your family can be held liable to pay for those injuries or damage. The coverage cost is minimal and should equal or exceed the value of your home. In our sue-happy society we would also recommend a personal liability umbrella policy be added as well.

Other Coverages

Be sure to ask about other coverages too, such as Water/Sewer/Drain Backup, or Hidden Water Seepage/Leakage, or Service Line, Matching of Undamaged Exterior Surfaces. Insurance companies frequently make more coverages available that might not have been available years ago. These are all helpful and very useful coverages for homeowners.

Personal Liability

It doesn’t take much to be distracted anymore, from a cell phone call to a screaming child, changing the radio station, reading the countless signs around you; it only takes a fraction of a second with your eyes off the road to crash into the car ahead of you or the bicyclist. As the owner of the vehicle and the driver you are responsible for bodily injuries you’ve caused. This coverage can also handle property damage to the vehicle (or building, fence, etc.) you hit, as well as pay for the claimant’s rental car. With the price of vehicles these days a higher minimum property damage liability coverage of $100,000 is recommended.

Rental Car

What will you drive if your vehicle is in the body shop due to an accident? The rental car coverage pays for you to rent a vehicle, at a certain amount per day, for up to 30 days. Whether your household has only one vehicle or multiple vehicles, this coverage is inexpensive and makes things a whole lot more convenient – and less costly – while your vehicle is being repaired.

Underinsured Liability

Have you ever wondered what happens when the driver who hits you doesn’t have enough coverage to pay for your injuries? What if it’s a hit-and-run? You could be left to pay for your own expenses. There is an exceedingly high rate of uninsured and underinsured drivers in Colorado unfortunately as so many drivers want the lowest “dirt cheap” coverage available. As a result, we drivers who do care end up paying the expenses. This coverage can help compensate you for any bodily injuries and your collision coverage would handle the vehicle’s damage.

Roadside Assistance

Ever had your battery die and can’t start your car? Ever locked your key/fob in the car? Had a flat tire? This basic coverage can help you in a sticky situation and bring help to you. It’s a third-party program with limited coverage and mileage for towing, so it’s not nearly as strong as a AAA roadside policy, but it’ll help you in a pinch and is rather inexpensive.

Collision

Your vehicle cost you a nice little chunk of change and the collision coverage is what restores it whenever the vehicle is damaged due to an accident. Like the comprehensive coverage you pay an initial amount, called the “deductible,” and the insurance pays the rest of the cost. A “liability-only” policy does not have this coverage, and so you’d be paying out-of-pocket damages without the collision coverage.

Glass

How many times has your windshield cracked and needed replaced? What happens if your side mirror or rear window breaks and needs replaced? Without glass coverage you either pay out-of-pocket or are subject to the deductible for your ‘comprehensive’ coverage. Many companies offer $0 glass deductibles; some have $50 and a few have $100 glass deductibles, but regardless of the deductible, it’s far less to pay that than the comprehensive deductible or out-of-pocket.

Medical Payments

Healthcare costs are high as are health insurance deductibles. In addition, health care declines costs of certain types of medical care as chiropractic or other “modalities.” This medical payments coverage doesn’t discriminate on type of health care. If you’re in an accident, this coverage can help pay for a deductible or the minor treatment at any health care facility, as well as funeral expenses of the driver and/or passengers.

Comprehensive

This coverage handles damage to the vehicle in situations other than collision, such as fire, flood, theft (of the car or parts of it like the catalytic converter), vandalism, hail, glass breakage, or hitting a deer. Normally it comes with a deductible, which means you pay an initial amount (e.g., $500 or $1,000) and the insurance company pays the rest.

Collector Car

These vehicles usually carry significant value and require certain coverages that the standard auto policy doesn’t provide. We have specialty companies that provide coverages unique to collector vehicles. Be sure you have documentation and photos when setting up one of these collector car policies.
